Property Management 
 
Renting your properties can be a wonderful investment; however, there are potential pitfalls for legal and economic disasters. Let our experienced staff assist you in avoiding the headaches of owning rental property. We offer Property Management Services ranging from free and 'at cost' to full service.

 

Option 1 

Full Service Property Management.

After inspecting your property; we offer suggestions as to pricing, marketing and staging. We advertise the property’s availability and features. Advertising includes yard signs, Multiple Listing Service, Internet, local newspapers, and networking.

We show the property and screen potential tenants.
          Tenant screening is the MOST critical point in property management. We always
          do our b
est to eliminate questionable applicants. Screening includes running credit
          checks and searching public records, 
previous rental history, verification of income
          & employment, personal references and our 
personal impressions of prospective
         
tenants.


We enter into a lease with the tenant. Our standard lease is VERY strong and offers exceptional protection to homeowners from liability and from undesirable tenants.
 

We collect rents from the tenant and forward proceeds to the owner. If needed; we send late and eviction notices. We will initiate legal action against tenants on behalf of the homeowner. Initiating legal action consists of turning the case over to the attorneys after notices have been posted to the tenant. 
 

We can coordinate repairs or forward maintenance requests to the homeowner. We have a number of  independent contractors who offer preferential pricing and excellent quality services to  McCluskey  Realty's property owners.
 

We provide year-end statements to property owners for each property.
 

FEES

Our fees for full service property management are economical, especially when compared to other local property management firms. Standard property management fees are 10% of the rental amount.

 

There is a re-leasing fee of one half of the first month's rent each time the property becomes vacant and a new tenant is found. 


We receive 10% of rents and late fees received as a  fee for managing the property . If  the unit is vacant, there is only a $50.00 per month fee until new tenants are found.

 

Option 2

Property Placement 

Under this option, we perform all of the services above from initial consultation, including  entering into a lease on behalf of the owner. At that point the management of the property is returned to the property owner.  The cost for Property Placement is equivalent to a full month's rent. 

 

Option 3

Free Services

As a community service and in order to establish new business relationships; we offer several free or at cost services.

 

We can offer stock rental forms to property owners. (We are not attorneys and cannot offer legal advice or documents. Any forms we offer are for example only.)
